The tile on your roof is used for UV protection and aesthetics so that the sun does not bake the waterproofing (like it does on a flat roof).

Tiles can extend the life of the waterproofing material to 20 or 30 years with regular maintenance. Common areas that leak are valleys, crickets or dead valleys, roof-to-wall connections, and roof penetrations like pipes, vents, satellite dishes, and solar panels. This is due to eroding material from the roof tiles clogging and damming up water that sits and deteriorates the waterproofing, causing the leak.

They can cause sunlight to enter the underlayment and act like a magnifying glass, focusing the sunlight in the same area for a long time, which can cause the area to break down and start leaking. Tiles that are in more than three pieces should be replaced and not repaired or glued back together. We use the same foam adhesive to reattach the slipping and replaced tiles to install new roof tiles. This adhesive can withstand hurricane-force winds within 15 minutes of application.

Loose ridge caps are a common problem with tile roofs as they can blow off in high winds and cause damage to your house and others around you. They become loose over time due to missing or cracked mortar or from poor installation. It is hard to know when they become loose, so the only way to know for sure is to put your fingers on the edge and see if they lift up. We use the same foam adhesive to reattach the slipping and replaced tiles to install new roof tiles. This adhesive can withstand hurricane winds within 15 minutes of application.

Vents are made of thin metal. They can rust out if not painted or if their paint is wearing off. This is a very costly repair if not addressed as a regular maintenance item. Most leaks in vent areas are invisible, so the way we extend the life of the vent is by putting mortar around its top and sides to prevent water and sun from deteriorating the edges. We match the color of your roof with both paint and mortar.

We use a solvent-based coating instead of the thinner water-based coating for better protection and sealing abilities.

Transition areas where the pitched roof meets the flat roof are usually the main suspect area, but the edges of the flat roof are another problem area. The hardest part of repairing this kind of damage is locating it.

Elastomeric Coating

Flat roofs used to last 20 years, the same as pitched roofs but now they generally only last 15 years. The product and installation process is different now due to liability insurance not covering roofers who do torch down anymore, which is a better product and installation process. If your flat roof is not leaking and there is no rotten wood, one way to extend the life of your flat roof is to seal it with an elastomeric coating.

Many people do this in order for their pitched roof and flat roof to be reroofed at the same time due to the differences in lifespan. There are three types of elastomeric coating: water-based, solvent-based, and silicone-based. Water-based is more like thick paint. We do not recommend this unless you are using it for UV protection only! We use solvent-based for flat roofs with a slit pitch. For completely flat roofs, we recommend 100% silicone-based.

We tear up the existing material, replace the rotten wood, nail to local building codes, apply peel-and-stick underlayment, and then a cap sheet to complete the job.
